Inspection FAQS

Am I required to have an inspection?
All permitted work is required to have approved inspections. If a contractor is hired and his/her work is not inspected, it may be considered job abandonment and can be reported to the state. If you have pulled your own permit as a property owner and do not have your work pass inspection you may have problems with property values or future sale of your property.

Do I need to be on site for my inspection?

If you have pulled the permit as allowed by Florida Statute 489.103 you are required to be on site during all construction and may not designate the responsibility to directly supervise all work to another person unless that person is registered or certified by the Florida Department of Business and Professional Regulation and the work being performed is within the scope of that person’s license.

Who do I call for inspection?

Fire Alarm, Fire Sprinklers and Fire Suppression Systems    407.562.2786  -  by Fire Prevention Staff  All fire system inspections will be confirmed by Fire Inspector once requested. No guaranteed date or time until confirmation.

Can I request a specific inspector?
Inspectors are assigned to various inspections according to workload requirements and the licensing with the Department of Business and Professional Regulation. All jobs are inspected according to the approved plans and the current building code.

Who is my inspector?
Inspectors are assigned daily. You may have the same inspector your entire project or you may have a new inspector daily.

What time will my inspector arrive?
Workloads vary from day to day. We make every effort to perform the inspection on the day it is requested. If you need to request a morning or afternoon inspection we will make every attempt to comply with that request. Inspections are usually performed between 7:30 and 4:30. If you need to speak to the inspector scheduled to perform your inspection, please call the office at 407.688.5150 between 7:15 and 7:45 and we will put you in touch with the inspector.

Do I have to pay to be inspected?
Inspections are a part of your permit. You are only required to pay for any rejected inspection before scheduling another inspection.

Why was my inspection rejected?
A written notice of violation will be left either in the permit box (if one is provided) or at the job site.  The information as to why your inspection was rejected will be listed on the notice. 

Do you have escrow accounts set up for reinspection?
Payments may be made by credit card by phone to 407.688.5150 or in our office via credit card, check, cash or money order. Fees must be paid prior to reinspection.

Do you conduct after hours inspections?
Every attempt will be made to conduct inspections during normal business hours (Mon-Thurs).  Friday and after hour inspections are reserved for emergency situations only and at the discretion of the Building Official.  Requests for Friday or after hours inspections must be made with the Building Official and all applicable fees paid no later than the proceeding Wednesday by noon. 

After hour weekday inspections are conducted with a two hour minimum fee. Weekend and Holiday inspections are charged with a four hour minimum fee. Rates for these inspections are based on the most current resolution for building fees adopted by the City Commission.
